Therma-Tru Roof Replacement & Installation in Miami: What to Know First

Therma-Tru roof replacement and installation in Miami runs $1,850 to $6,400 for most residential jobs, depending on roof pitch, structural condition, and whether you’re replacing a single roof section or the full assembly. TruePane Windows & Doors installs and replaces Therma-Tru roofs and doors as an independent provider, which means we repair and replace what’s failing without pushing you toward a full tear-off when a section replacement will hold. Most Therma-Tru roof work in Miami takes two to five days from first measurement to final inspection. If you own a Therma-Tru entry system with an integrated roof or overhang, call (754) 238-2201 and we’ll schedule a measurement. Estimates are free, and the price we quote is the price you pay.

How Therma-Tru Products Fail - and How We Fix Them

Therma-Tru builds a solid door. But in Miami, the roof assemblies and overhangs attached to Therma-Tru entry systems take abuse that no manufacturer brochure accounts for. Here’s what we see most often:

  • Fiberglass roof cap delamination on AccuGrain finishes. The Therma-Tru AccuGrain texture on roof caps and overhang panels starts to separate after eight to ten years of direct Miami sun exposure. The fiberglass skin lifts from the substrate, water gets underneath, and the cap starts to rot from the inside out. We strip the delaminated skin, re-bond the substrate, and re-finish to match. It’s not a patch job; it’s a proper re-skin.
  • Flashing failure at the roof-to-door junction. This is the one that keeps us busy in June. On Therma-Tru entry systems with integrated roofs, the flashing where the roof meets the door header is the first thing to go. Miami’s afternoon thunderstorms drive water sideways at that junction. The original flashing is often aluminum and too short for the way rain actually moves here. We replace it with a taller, wider flashing profile and seal it so water has nowhere to go but down and away.
  • Warped roof decking on Smooth-Star framed openings. Some Therma-Tru Smooth-Star units ship with a fiberglass roof deck that warps under sustained heat. Miami summers push surface temperatures past 140 degrees, and that’s enough to bow a thin deck. The symptom is a roof that looks wavy from the street. We remove the warped deck, reinforce the frame underneath, and install a replacement deck with stronger cross-bracing so it stays flat through August.
  • Improper pitch from previous installations. We see Therma-Tru roofs that were installed nearly flat, which works fine in Ohio and fails in Miami. A flat roof here holds water, and standing water finds its way into the door frame within two seasons. The fix is rebuilding the pitch to a minimum quarter-inch per foot so water sheds fast, the way a Miami roof needs to.
  • Seal failure around roof-mounted hardware. Therma-Tru roofs with attached lighting or decorative brackets develop seal failures at the penetration points. The original gaskets dry out and crack. Water follows the hardware straight into the roof deck. We re-bed every penetration with marine-grade sealant, which costs a little more but lasts far longer than the factory product.

Our Therma-Tru Roof Replacement & Installation Process

Dale Kessler grew up in Kendall back when that part of Miami-Dade was mostly nurseries and canal roads, and he learned early that a roof job goes wrong when someone rushes a measurement. He still measures every Therma-Tru opening himself. The process we follow on every job reflects that. Measure it right the first time, or plan on coming back.

  1. 1
Measurement and inspection. We take exact measurements of the roof opening, the pitch, the door frame, and the flashing. We also check the condition of the decking underneath. This takes about an hour.
  2. 2
Parts decision. For Therma-Tru work, we recommend OEM roof panels and flashing whenever the warranty matters to you. For hardware and sealants, we often use aftermarket products that outperform the factory spec in Miami’s climate. You see the options on paper, side by side, with prices.
  3. 3
Removal and structural check. We remove the old roof or roof section and inspect the underlying frame. If there’s rot or warp, we fix it before anything new goes on. No new roof over a bad frame, ever.
  4. 4
Install and seal. We set the new roof assembly to correct pitch, install the flashing, and seal every seam and penetration. Every measurement is checked a second time before we tighten anything down.
  5. 5
Water test and cleanup. We run water over the roof and flashing to verify drainage and sealing. Then we clean the work area and walk you through what we did.
  6. 6
Warranty registration. Before our truck leaves your driveway, both warranty layers are registered in writing, with durations stated. That’s The Keystone Standard, and it’s on every Therma-Tru job we do.

What Therma-Tru Roof Replacement & Installation Costs in Miami

Here’s what we quote for common Therma-Tru roof scenarios in Miami. These are the prices we write on the estimate, and they don’t change once work starts.

  • Roof cap replacement only (no structural work): $1,850 – $3,200
  • Roof section replacement with flashing rebuild: $2,800 – $4,900
  • Full Therma-Tru integrated roof teardown and replacement: $4,200 – $6,400
  • Roof deck reinforcement and re-pitch: $1,500 – $2,800 (in addition to roof cost, when needed)

What moves the price is roof size, pitch correction, the condition of the structure underneath, and whether you want OEM Therma-Tru panels or a quality aftermarket equivalent. We’ll show you both options on paper. Call (754) 238-2201 for a free estimate with exact numbers.

We’ve been serving South Florida communities since 2008, and our founder Dale Kessler has been measuring, sourcing, and setting doors and roofs in Miami-Dade for close to three decades. We’re not a franchise, and we don’t treat a Therma-Tru roof replacement as a transaction. Every job is covered by our Done Right Promise: if it’s not done right, we make it right. No paperwork, no arguing. And when a Therma-Tru roof isn’t worth saving, we can quote you a replacement from PGT, CGI, CWS, or ES Windows, because we’re an authorized installer for more than a dozen manufacturer lines. A live person answers our phone 24 hours a day, seven days a week. You won’t get a voicemail tree when you call us.

What Neighbors Say About TruePane Windows & Doors

★★★★★

"Whole-house window replacement at 71 years old is not something you want to do twice. Dale walked the house himself for the quote. Crew was the same three men all four days, and the foreman knew every window by room."

PPat and Ray L.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."

GGene A.
★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."

MMarie S.
★★★★★

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."

EEleanor G.
★★★★

"Had fog between the panes in four windows. They explained the seals had failed and argon was long gone, replaced the glass units instead of selling me whole windows. Honest outfit."

FFrank D.
★★★★★

"Impact windows on the whole house. They handled the permit, the inspection, and gave me a folder with every approval number for the insurance company. My windstorm premium dropped enough to notice."

BBill T.
★★★★

"Storm door and a new back entry door. Small job, but they treated it like one that mattered. Screws in the hinges are stainless, the sweep actually seals, and the invoice matched the phone quote to the dollar."

VVernon H.
★★★★★

"Eleven windows replaced in two days. The crew chief, Marcus, showed me the level on every single frame before they caulked it. My wife noticed the street noise was gone before I did."
