Fast, Reliable Window Installation Across Key West

Window installation in Key West is not like window installation in Orlando. You’re not just replacing glass. You’re meeting two codes at once: the strictest wind-load standard in the country and a historic review board that can reverse a permitted install over the wrong muntin profile. That combination is why homeowners call TruePane. We’ve handled HVHZ-certified, HARC-approved window work across Old Town, Midtown, and New Town for years. If you’re pricing impact windows for a 1920s Conch house on Olivia Street or a stilt home off North Roosevelt Boulevard, call (754) 238-2201 for a straight conversation and a written estimate.

Why TruePane Windows & Doors Is Key West’s Preferred Window Installation Company

Dale Kessler founded TruePane in 2008 because he kept seeing the same mess on job sites: impact windows installed with the wrong divided-light pattern, marine-grade hardware skipped, warranties never registered. He set a rule that still governs every job: if the pane is not true, the job is not done. Key West homeowners appreciate that. They’ve been burned by blow-and-go installers who disappeared after hurricane season. We’re still here and we answer the phone.

Our technicians work in Key West regularly. They know what saltwater does to aluminum frames on White Street and how HARC views bronze versus white on Simonton Street. Every installer is background-checked and uniformed. Every quote is written on paper, side by side by manufacturer line, so you see exactly what you’re buying. And every job is covered by the Done Right Promise. If it’s not done right, we make it right. No paperwork, no arguing.

Our Window Installation Services in Key West

Casement Windows

Casement windows are common in Key West for a reason: they seal tighter than any other operable style, which matters when a Category 3 storm is throwing salt spray at your north wall. In the Historic District, a casement must replicate a century-old profile while meeting HVHZ wind-load requirements. We can walk you through both, with the HARC approval already in the file before the truck arrives. A typical casement window installation in Key West runs $900 to $1,600 per opening, depending on size and whether the rough opening needs reframing.

Awning Windows

Awning windows work well in Key West’s lower-level kitchens and bathrooms, especially in New Town homes built after 1960. They hinge at the top and shed rain naturally, which helps in a climate that gets 40 inches of rainfall a year. HARC also accepts certain awning profiles in secondary elevations, though primary street-facing elevations have stricter divided-light rules. We’ll tell you before you order what will pass and what will not. Awning window installation in Key West typically runs $700 to $1,200 per unit.

Fixed & Picture Windows

Many Conch houses have one fixed picture window, often a transom or a large front-facing pane originally installed as a jalousie replacement. The job looks simple until you open the wall and find undersized Dade County pine framing from 1910. We write an allowance into the contract for exactly that scenario. Fixed window installation in Key West runs $800 to $2,200 depending on size, glass package, and whether the opening needs structural reframing to meet current HVHZ code.

Single & Double Hung Windows

Double hung windows are the workhorse of Key West’s mid-century housing stock, particularly in the Poinciana Plaza and Casa Marina areas. Homeowners often want to keep the traditional look while gaining impact protection and better sealing. We can walk you through both single and double hung units that meet Miami-Dade NOA certification and look appropriate on a 1950s CBS home. Double hung installation in Key West typically runs $850 to $1,400 per opening. Single hung runs slightly less, $700 to $1,100.

Our Approach: When You Open Up a Key West Wall

The single biggest reason a window quote in Key West moves during construction is what’s hiding behind the old sash. On Olivia Street, we opened up a 1928 Conch house for a full jalousie tear-out and found the original Dade County pine framing around the transom had dry rot and was undersized for HVHZ wind loads. We wrote an allowance into the contract before demo. When our crew pulled the old sashes, our tech documented the rotted jamb and we got the client’s written approval to reframe with pressure-treated lumber before installing new HARC-approved, impact-rated casement windows with low-E argon-filled glass. The permit inspector signed off without a correction because the HARC pre-approval and the structural upgrade were already in the file.

That’s how we work in Key West. Inspection first. Allowances written into the contract. Any surprise priced and approved in writing before we touch it. A remodel quote should not move because someone guessed. It moves because the house told the truth once the wall was open, and we were honest enough to document it and get your sign-off. That is the only way to do window installation in a city where the average home predates the building code by a few generations.

Common Window Installation Problems We See in Key West Homes

  • Jalousie windows that cannot be retrofitted. The louvered glass jalousies on thousands of Old Town houses were never designed for impact ratings. No film, no shutter, no retrofit makes them code-compliant. They have to come out, which means the opening gets a full reframe and a HARC-reviewed replacement.
  • Marine corrosion on standard coastal aluminum. Key West’s saltwater exposure is worse than almost anywhere in the continental US because there’s no inland buffer. Frames, hardware, and weatherstripping need marine-grade materials. We install them because standard coastal-grade product fails here in five years, not fifteen.
  • HARC reversals on non-approved divided-light patterns. A code-compliant impact window is not enough in a HARC district. If the muntin profile is wrong or the frame color is not approved, the commission can force removal. We pre-approve every product with HARC before you spend a dollar on glass.
  • Undersized framing that fails HVHZ review. A 1910s wood-frame house was built for trade winds, not a direct hit from a Category 4. When we open the wall, the framing often needs beefing up before the new window can be set. We plan for that, price it honestly, and do not act surprised later.

Trusted Brands We Service in Key West

TruePane is an authorized installer for more than a dozen manufacturer lines, including, PGT, and CGI. For Key West work specifically, we quote PGT, CGI, and CWS heavily because those three have the deepest inventory of HVHZ-certified products with HARC-acceptable profiles and colors. We do not push one line. We put specs side by side on paper so you see the differences in glass package, frame material, warranty coverage, and lead time. Our crews coordinate parts delivery before the install date, which matters more in Key West than most cities because bringing a second truck over the Overseas Highway costs time and money.

Pricing for Window Installation in Key West, FL

Straight numbers help. On a typical Key West window installation, you should expect to pay $700 to $2,200 per opening depending on the style, size, and whether the rough opening needs reframing. Impact-rated glass adds 20 to 40 percent over standard insulating glass. HARC documentation and permit processing typically add $150 to $450 per job. The biggest variable is what we find when the wall is open: dry-rotted framing, outdated wiring in the wall cavity, or failed waterproofing can add $300 to $1,200 per opening, but we write those as allowances up front so you approve the line item before we touch it. FAQs - Window Installation in Key West

Why can’t I just keep my existing jalousie windows and add impact film?

Impact film does not bring a jalousie window up to HVHZ code. Jalousie louvers are mechanically interconnected and cannot carry a wind-load rating, period. Adding film leaves you with a louvered window that will still fail under hurricane winds, and your insurance company will not credit you for impact protection. The only code-compliant path is a full tear-out and replacement with a Miami-Dade NOA-certified product. Call (754) 238-2201 to walk through what the replacement would look like on your house.

My house is in a HARC district. What’s the actual approval process before you can install?

It starts with a HARC pre-application review. We submit the window product specs, the frame color, the divided-light pattern, and the muntin profile to the Historic Architectural Review Commission before we order anything. HARC reviews the submittal at a public meeting, which runs on a monthly cycle in Key West. Once approved, we pull the building permit and schedule the install. Skipping that step is how homeowners end up paying for removal and redo. We do not skip it. Call (754) 238-2201 and we’ll show you the paperwork.

What makes a window HVHZ-certified and why is that different from regular impact glass?

HVHZ means High-Velocity Hurricane Zone, a designation in the Florida Building Code that applies only to Miami-Dade and Broward counties. Key West adopted the same standard because its wind exposure is on par with the mainland hurricane corridor. An HVHZ-certified window has been tested to resist wind pressures and missile impacts that far exceed what a standard impact window carries. The testing includes large-missile impact at wind speeds that replicate a 2×4 hitting the glass at 50 feet per second, followed by 9,000 cycles of positive and negative pressure. That is a different animal than ordinary impact glass. We only install HVHZ-certified products in Key West.

When you open up my old Conch house walls for new windows, what code upgrades does the permit trigger?

Three things typically come up. First, the rough opening framing often does not meet current HVHZ structural standards, so it must be reinforced or replaced. Second, any wiring inside the wall cavity that has cloth insulation or is ungrounded must be brought up to current electrical code, which sometimes means an electrician adds a day to the job. Third, waterproofing around the rough opening must be brought to modern standards, meaning new flashing and sealant details. We write allowances for all three before demo, and we get your signed approval before any change order. Call (754) 238-2201 for a specific walkthrough on your house.

Can I choose any color and divided-light pattern as long as the window is impact-rated?

No. If your house is in a HARC-designated district, the commission has approved palettes for frame colors and approved patterns for divided lights that replicate the original Conch house profiles. White frames and certain muntin profiles are typical on Old Town front elevations. Stray outside the approved list and HARC can reverse the permit after installation, which means removal and redo at your cost. We submit every product for HARC review before ordering. That step is not optional with us. Call (754) 238-2201 to find out what HARC will accept on your street.

A live person answers 24/7, not a voicemail tree. We’ll schedule a walkthrough, document your openings, and put a written estimate in your hand. No surprises in the bill.
