  • European multi-point locking hardware stripping out on the E-70 series. The E-70’s multi-point lock gearbox is precise and smooth when the door slab hangs true. But Miami’s humidity cycles swell and settle door frames over time, and once a slab shifts even a few millimeters, the lock points fight the keepers. The gearbox strips out. We realign or re-shim the slab, then rebuild the locking mechanism with OEM-compatible gear sets rather than telling you to replace the whole door.
  • Glazing beads cracking from thermal shock on south-facing fixed windows. Dark bronze powder coat absorbs Miami’s relentless sun, and fixed ES Windows units on south and west exposures heat and cool fast enough to crack the rigid glazing beads. When a bead fails, the IGU seal is next. We replace cracked beads early, re-bed the glass, and can switch to a lighter bead profile or coating if the original spec keeps failing on your exposure.
  • Concealed hinge sag on wide ES Windows awning units. ES Windows awning sashes use concealed hinges that bear a lot of weight on wide units. After years of opening and closing in Miami humidity, the hinge pins wear and the sash drags against the frame. That drag deforms the gasket and eventually lets water past the seal. We rebuild or replace the hinge sets before a dragging sash turns into a leaking frame.
  • Roller and track wear on PW-70 sliding door systems. The PW-70 is a heavy, thermally broken slider built to take hurricane loads. You’ll notice the door getting harder to move in July, when heat expands everything. We replace rollers, true the track, and adjust the panel so it glides instead of grinds.
