Andersen Door Installation: The Miami Owner’s Guide

Andersen door installation in Miami typically runs $850 to $2,400 installed, depending on the door type, rough opening condition, and whether we’re matching existing hardware or starting fresh. We stock Andersen-compatible parts on our trucks, and most single-door installs are done in one visit. Which Andersen Models This Applies To

This covers the Andersen lines we install most in Miami: the 200 Series, 400 Series, and A-Series hinged patio doors, plus the 400 Series Frenchwood and the newer E-Series with the aluminum-clad exteriors. The 200 Series doors are the workhorses we see in most mid-century Miami homes, the 400 Series is the step-up with better weatherstripping, and the A-Series is the premium line where the rough opening has to be dialed in to within an eighth of an inch or the panel binds.

One compatibility gotcha that costs people money: Andersen changed the hinge pocket geometry between the older Narroline and the current 400 Series. A hinge set from a 1998 Narroline won’t seat in a 2016 400 Series panel even though both are “Andersen hinges.” We identify the right part from the manufacturer’s label on the hinge edge, not from memory or a parts catalog photo. The label gives you the series, the glass code, and the build date, and that tells us exactly which hinge set, roller assembly, or weatherstrip kit belongs in that door.

For replacement parts, we recommend Andersen OEM components on load-bearing items, hinges, locks, and multi-point hardware. On trim, sweeps, and weatherstripping, there are quality aftermarket equivalents that fit correctly and cost less, and we’ll show you both prices on paper before you choose. Signs Your Andersen Door Installation Is Failing

• The door binds at the top corner in summer. Miami’s humidity swells door panels and frames. If the door was installed without enough clearance on the hinge side, that swelling turns into a door you have to shoulder open every afternoon. The fix is resetting the panel in the opening, not planing the door.
• The door scrapes the threshold or leaves a daylight gap at the bottom. Miami homes settle. Concrete slabs shift a little, door frames move, and a door that was square ten years ago is now shaving the threshold. The sweep wears out, and now the air-conditioned air is leaking out the bottom of the door every day.
• The rollers on the sliding panel sound like gravel. Salt air and fine coral dust get into the roller bearings. Once the bearings grind, the roller flat-spots and the panel starts dragging in the track. You can hear it before you see it.
• The multi-point lock no longer lines up with the strike plate. This is the one we fix most often. The lock held fine when the door was new, but the frame moved, or the hinges sagged, or the original installers shimmed the frame instead of the hinge. Either way, the deadbolt and the hook bolts don’t seat, and the door doesn’t lock the way it should.
• Water stains on the interior floor after a heavy rain. Andersen doors are well-built, but they’re only as good as the flashing under them. A Miami rain with wind behind it can push water into the sill if the original install skipped the pan flashing or used caulk instead of a proper sill pan. We see this all the time, and we fix it by pulling the door and doing the rough opening right.

DIY or Call Us?

Andersen doors are heavy. A 400 Series Frenchwood panel runs close to 200 pounds with the glass in it, and setting a panel that size by yourself is how shoulders get torn and doors get dropped through screens. We don’t recommend pulling a full door panel without a helper and the right lifting gear.

What you can do safely: oil the rollers with a dry silicone spray, tighten hinge screws that have backed out, and replace a threshold insert strip. What you should not do alone: pull the door to access the hinges, shim the frame, move the strike plate, or attempt any flashing repair under the sill.
