But Miami’s salt air, combined with years of sand and yard debris worked into the track, causes the rollers to bind. The symptom is a door that was fine in January and suddenly takes two hands to move by July. We pull the panel, clean the track, replace the roller assemblies with OEM PGT parts when the geometry requires it, and reset the panel so it rides square.
• Sash locks on 400-series single hung windows stripping out. The PGT 400 and 470 series single hung windows use a die-cast cam lock on the meeting rail. If the window is closed hard for years, the lock body can crack around the mounting screws, and suddenly the window won’t lock at all. A storm-rated window that won’t lock is no longer a storm-rated window. We replace the lock with a stronger aftermarket cam that fits the existing screw pattern and re-set the keeper so the window pulls tight without forcing.
• Failed impact-rated insulated glass units showing condensation. This one isn’t unique to PGT, but Miami homeowners notice it faster because the humidity never drops. We see it most often on PGT casement and picture window units that are 12 to 18 years old. The seal between the panes lets go, and the window fogs, usually starting in the corners. Once it fogs, the thermal performance is gone and the glass has to come out. We measure the exact daylight opening, order the replacement IGU, and set the new unit with the same glazing methods the original install should have used.
• Weep holes clogged on WinGuard Vinyl picture windows causing water to pool in the frame. PGT’s vinyl picture windows drain through small weep channels in the bottom sash channel. In Miami, those channels fill with pollen, lizard shed, and construction dust. The water that should drain out backs up inside the frame, and after enough storms, it finds its way inside the wall. We clear the original weeps and, when the design allows, open them slightly so they shed water faster during heavy Miami downpours. It’s a small fix that prevents a big repair.
• Impact French door hinges sagging and causing the active panel to drag. On PGT’s French-style impact doors, the active panel rides on heavy stainless hinges. When the panels get used daily, the hinge leaves on one side can compress slightly, and the active door starts dragging against the threshold. Most people think the door has warped. It hasn’t. We re-hang the panel, adjust the hinges, and in roughly half of Miami homes we also correct a threshold that was shimmed upward during the original install.
