  • Andersen 400 Series casement and awning windows: crank operator wear and stripped gear teeth. The 400 Series uses a worm-gear crank that strips when the sash is forced against swollen weatherstripping. In Miami’s wet season, wood-fiber sashes absorb moisture at the sill and the sash becomes tight. Homeowners crank harder, teeth shear, and the window will not close or lock. We replace the operator with an OEM unit or a heavy aftermarket equivalent, then re-shim the sash so it closes square and the new gear doesn’t eat itself in a year.
  • Andersen patio and gliding doors: roller failures in the Perma-Shield line. The older Perma-Shield gliding doors carried rollers that corrode fast in Miami’s salt air. The symptom is a door that lifts over the track or hangs at the strike side. We’ve pulled rollers out of doors in Coconut Grove where the bearing race was rusted solid after twelve years. We replace the roller assembly, clean the track, and set the adjustment so the door glides without binding in July.
  • Andersen 200 Series tilt-wash double hungs: balance shoe chatter and stuck sashes. The 200 Series uses a vinyl-clad wood frame with block-and-tackle balance shoes. In Miami, fine construction dust and humidity grit work into the shoe channel, and the sash starts to bind or drop. We remove the sash, clean or replace the shoe, and lubricate the track with a dry silicone so it doesn’t attract more grit.
  • Andersen E-Series (Eagle) custom shapes: seal failure at the glass edge. These are the big custom trapezoids and radius windows Miami homeowners love in entryways and lakefront elevations. The insulated glass units on the E-Series carry a 20-year glass warranty, but extreme southern exposure and repeated thermal cycling in Miami summers stress the edge seal. The tell is fogging or condensation between panes that doesn’t clear by noon. We measure the IGU, order it to the exact sightline, and reset the glass so the warranty layer stays intact on the frame.
  • Andersen storm doors: closer arm leaks and top hinge sag. Miami’s daily rain finds its way into the pneumatic closer on storm doors, and the seals fail. The door then slams or swings past the frame. We repair or replace the closer and re-mortise the top hinge if the door has sagged into the threshold.
