ES Windows window installation in Miami typically runs $85 to $210 per window for labor when the opening is sound, with full frame replacements in older concrete-block homes running higher depending on what’s behind the stucco. Which ES Windows Models This Applies To

ES Windows builds single-hung and horizontal roller lines for the Florida market, and the window installation components we replace most often cover the 2000, 3000, and 8000 series. The 2000 series uses a narrower frame profile common in mid-1990s through early-2000s Miami condominiums and townhomes. The 3000 series runs a heavier extruded aluminum with a clip-in balance shoe that fails in a specific way: the nylon ears shear off after years of thermal cycling, and the sash drops hard when you release it.

To identify what you have, look for the silver ES Windows sticker on the head jamb or the inside track, usually on the top rail of the sash. If the sticker is gone, measure the visible glass width of one sash: 2000 series runs 22 to 36 inches, 3000 series starts at 30 inches and goes to 48. The aftermarket question on ES Windows specifically comes down to the pivot shoe and coil spring assembly. We have installed OEM and American-made equivalents side by side in the same condo building, and the aftermarket coil assemblies from one particular supplier outlast the OEM version by a noticeable margin in salt-air exposure closer to the bay. Signs Your ES Windows Window Installation Is Failing

  • The sash drops or slams when you raise it. The coil spring or balance shoe inside the jamb has failed. On ES Windows 3000 series units, the nylon ears on the shoe are usually the first casualty, and the sash weight is now working directly against the track, which will score the aluminum in under a season.
  • You have to lift the sash sideways to close it. The window has shifted in the opening, or the installation screws holding the frame to the rough opening have loosened. In Miami, this is often a stucco-to-frame bond issue that started the day it was set and took five years to show.
  • A corner of the room stays hot even after the glass was replaced. The window installation flange or perimeter seal is leaking air past the frame. On older block homes in Kendall and Westchester, the gap between the buck and the frame is where the conditioned air escapes, and re-caulking the exterior bead alone will not fix it because the leak is behind the stucco line.
  • The locking mechanism sticks or will not throw at all. The frame has racked slightly out of square. On ES Windows single-hung units, the locking cam sits in an extruded track, and if the frame moves even a quarter inch, the lock binds. Forcing it will strip the cam and then the window will not lock, which is a security issue in any Miami neighborhood.
  • You hear a rattle when the wind gusts from the east. The anti-rattle clip or the pile weatherstripping in the track is worn. In salt-air zones like Brickell, Key Biscayne, and Coconut Grove, these wear out faster than inland, and the fix is usually a two-dollar part that should have been replaced three years ago.

You can safely remove the sash and look. Press the tilt latches, pull the sash out, and inspect the shoe and coil assembly in the jamb. If you see broken nylon or a coil that has unwound, you know the problem. What you should not do is attempt to re-tension a coil spring with a screwdriver, because when that spring lets go, it takes the tool and a strip of skin with it. Balance spring assemblies are under constant tension even when the window is closed, and the ES Windows 3000 coil units are wound tighter than the 2000 series.

What usually goes wrong on a DIY attempt is not the spring, it is the timing: the old hardware comes out, the new hardware does not fit because the spec changed mid-production, and now a window is apart and the weather is coming.
