PGT Window Installation: The Miami Owner’s Guide

PGT window installation in Miami typically runs $85 to $210 per window for labor when replacing failed hardware, balances, or weatherstripping on an existing PGT frame, with full sash replacements landing between $340 and $620 installed. We stock PGT-compatible balance systems, tilt latches, sweep seals, and lock assemblies on our trucks, so most callouts are finished in one visit. The way owners usually find us: a window that suddenly drops when opened, a sash that won’t stay up, or a lock that no longer catches clean against the strike plate.

PGT builds its windows around Miami-Dade’s wind-load requirements, which means the hardware is heavier than what you’d find on a standard interior window. That heavier hardware is a good thing in a storm. It also means when a balance cartridge or hinge wears out, the failure tends to be louder and faster than a homeowner expects. One afternoon the window slides fine. The next, it will not hold position, and the sash drops hard against the frame.

Which PGT Models This Applies To

We work on the full PGT residential lineup you see most often in Miami homes: the WinGuard aluminum impact line, the WinGuard vinyl series, SpectraGuard, and Eze-Breeze porch enclosures. The big compatibility gotcha is that PGT changed balance shoe profiles between generations of WinGuard, and a balance cartridge from a 2012 unit will not seat correctly in a 2019 frame even when the sash dimensions match. We identify the right part from the AAMA label etched into the top edge of the sash, or from the small PGT etching in the lower corner of the glass, before we order anything.

On the OEM versus aftermarket question: for PGT specifically, we recommend OEM balances and tilt latches. PGT’s vinyl wall thickness and balance retention clips are built to a spec that generic aftermarket cartridges do not reliably match, and in Miami humidity a slight dimensional mismatch turns into a rattle inside two seasons. For sweep seals and weatherstripping, quality aftermarket extrusions hold up fine and cost about half. We quote both on paper so you see exactly what you are buying.

TruePane Windows & Doors is an independent installer and service provider. We are not affiliated with PGT, but we do register the manufacturer warranty on any PGT part we install, in writing, before the truck leaves your driveway.

Signs Your PGT Window Installation Is Failing

  • The sash will not stay up without being propped. This is almost always a worn balance cartridge or a broken balance shoe. PGT balances carry the full weight of the sash, and on a WinGuard unit that weight is substantial. Once the spring inside the cartridge lets go, the sash drops hard and can crack the frame at the sill if it lands wrong.
  • The window is hard to tilt in for cleaning. When the tilt latch ears round off, the sash no longer releases cleanly from the track. Forcing it is how homeowners snap the latch housing off the sash rail, and once that housing is gone the part goes from a $14 swap to a full rail replacement.
  • You feel a draft or smell mildew near the sill. The sweep seal and jamb weatherstrip on a PGT window compress over five to seven Miami summers. The vinyl loses rebound, air moves through, and condensation feeds mildew in the track. This is the cheapest part to replace and the one most owners put off too long.
  • The lock binds or will not engage the strike plate. PGT locks are positive-action, which means they are designed to pull the sash tight against the frame for the pressure rating. When the keeper plate drifts or the lock body gets grit in the cam, the window no longer seals fully, and the wind rating becomes a number on a label rather than something the window still delivers.
  • The sash scrapes when you open it, or stops mid-track. That scrape is usually a misaligned balance shoe or debris built up in the constant-force spring. In coastal Miami neighborhoods, fine beach sand and salt crust will accumulate in the track and act like sandpaper on the shoe. The fix is a cleaned track and a realigned or replaced balance, not lubrication sprayed on top of the grit.

Replacement Cost & What’s Included

Installed pricing for PGT window hardware and weatherseal replacement in the Miami market breaks down like this:

  • Balance cartridge and shoe replacement: $85 to $145 per window installed
  • Tilt latch replacement (pair): $60 to $110 per window installed
  • Sweep seal and weatherstrip replacement: $55 to $95 per window installed
  • Lock assembly and keeper plate replacement: $75 to $130 per window installed
  • Full sash replacement (IGU included): $340 to $620 per window installed

What drives the range is parts availability and sash size. A WinGuard aluminum sash with a 72-inch height takes a heavier balance than a 36-inch vinyl unit, and that part simply costs more. Our quotes are line-itemed: part cost, labor, and the trip charge are written out separately, and the number we give you on the phone is the number on your bill. Every replacement carries our Done Right Promise. If the window binds, drops, or leaks within 90 days of our work, we come back and fix it. No paperwork fight, no fine print.

Senior and veteran homeowners receive a permanent 5% discount on every job, including parts-only service, and any repair over $250 takes $50 off through our standing repair offer.

DIY or Call Us?

There are two things a homeowner can safely check before calling. First, look at the bottom track and run a dry cloth through it. If you pull out sand or grit, that alone can cause the scrape-and-bind symptom. Second, check whether the keep latch plate on the frame has visible screws that have loosened. A snugged keeper sometimes fixes a lock that will not catch.

What we do not recommend is prying a PGT sash out of its track without the right unloading procedure. PGT sashes, especially WinGuard aluminium sashes, carry real weight, and the balance system is under constant tension even when the window is closed. Husbands have gone to the hardware store for a “simple” balance cartridge and come back with a cracked sash corner and a bent frame track. The part price looks simple. The sequence of moving the sash to the service position, releasing tension, and seating the new cartridge without damaging the shoe is where the job actually lives. Dale Kessler’s rule on the whiteboard covers it: measure it right the first time, or plan on coming back. That applies to the repair sequence as much as to the original install.

What Neighbors Say About TruePane Windows & Doors

★★★★★

"Whole-house window replacement at 71 years old is not something you want to do twice. Dale walked the house himself for the quote. Crew was the same three men all four days, and the foreman knew every window by room."

PPat and Ray L.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."

GGene A.
★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."

MMarie S.
★★★★★

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."

EEleanor G.
★★★★

"Had fog between the panes in four windows. They explained the seals had failed and argon was long gone, replaced the glass units instead of selling me whole windows. Honest outfit."

FFrank D.
★★★★★

"Impact windows on the whole house. They handled the permit, the inspection, and gave me a folder with every approval number for the insurance company. My windstorm premium dropped enough to notice."

BBill T.
★★★★

"Storm door and a new back entry door. Small job, but they treated it like one that mattered. Screws in the hinges are stainless, the sweep actually seals, and the invoice matched the phone quote to the dollar."

VVernon H.
★★★★★

"Eleven windows replaced in two days. The crew chief, Marcus, showed me the level on every single frame before they caulked it. My wife noticed the street noise was gone before I did."
