Common CGI Windows & Doors Problems We Fix in Miami

  • Sentinel casement operators that crank but don’t move the sash. The Sentinel Series uses a worm-gear drive inside the operator. Over years of use, especially with heat and salt exposure, the splined crank shaft strips at the set screw and the worm gear develops dead spots. The crank turns, the arm barely moves. We stock replacement operators and gear assemblies, and we re-torque the arm to CGI’s 14 in-lb spec so the sash closes flush against the keepers.
  • Estate double-hung sash drift and sudden drops. CGI’s Estate Collection spiral balances lose tension in coastal humidity, particularly when the sash carries laminated impact glass. The heavy lamination accelerates spring fatigue. When a sash starts drooping or slams shut on its own, it’s almost always the balance. We replace the spirals, re-tension for the actual sash weight, and adjust the tilt pins so the window operates smoothly again.
  • Targa sliding door panels that jump the lower track. The Targa Series uses rollers that sit under significant weight, especially on 8-foot laminated panels. In Miami’s humidity and salt air, the roller bearings delaminate, flatten, and start grinding into the lower track. Eventually the panel hops the rail, usually on a summer afternoon when aluminum expands. We replace the rollers and dress the track if it hasn’t been chewed too badly. If the track is scored through the anodizing, we’ll tell you before we quote the roller job.
  • Classic picture window weep-hole gaskets that trap water. On the Classic Series, the small rubber gaskets at the weep holes harden and shrink over time. Once they shrink, water that should drain outward sits in the sill dam and migrates into the frame. In a Miami rainy season, that means water stains, mildew, and eventually frame corrosion. It’s a cheap fix when caught early and an expensive one when ignored.
  • Impact glass delamination near the coast. Laminated glass is two panes bonded around an interlayer. Salt air is relentless on the edges, and once air intrudes between the layers, the lamination starts to cloud from the edges inward. We see this most on homes within two or three miles of Biscayne Bay. Once delamination passes a few inches from the edge, the impact rating is compromised, and no repair restores it. Replacement is the honest recommendation.

    Diagnosis. We measure the opening, check the frame for square, inspect the operator, balance, rollers, or gaskets, and identify exactly what failed. No guessing. We quote the repair or replacement on paper before any work begins.

    Repair or install. For repairs, we use OEM or specified aftermarket parts as discussed. For replacement, we set the new unit level and true, shimmed correctly for the rough opening, and anchored to Miami-Dade HVHZ standards. That includes proper flange taping and sealant continuity at the sill.

    Test. We operate the window or door through its full range, check the seal with a water test where appropriate, and confirm the locking hardware seats properly. On impact products, we verify the lamination is clean and the frame is square.
